Job Description

Acadia is recruiting for a Senior Construction Estimator who has experience in the Commercial, Retail, and Construction Industry with a proven track record. Proficient understanding of Commercial, Retail Construction, procedures, practices, schedules, products, means and methods. Proficient in preparing Pre-Development estimates and budgets for use in development pro-forma(s).

Estimating responsibilities:

  • Providing accurate time, cost and labor estimates for new projects and tenant alterations
  • Prepare all estimates utilizing Acadia’s Tenant Health Data Base estimating software
  • Oversee the operation and maintenance of Acadia’s Tenant Health Data Base estimating software. Recommend revisions that can provide an overall benefit, and interface with the IT department accordingly.
  • Oversee the preparation of consultant and contractor RFPs, and bid comparison sheets
  • Oversee the evaluation of consultant and contractor proposals
  • Develop policies and procedures related to the bid process
  • Schedule estimating staff to ensure that all estimates are prepared in a timely and consistent manner. Review each estimate before it is released
  • Personally prepare estimates for large and complex projects as required
  • Solicit the services of 3rd. Party Contractors to prepare estimates as required, and review accordingly
  • Oversee the preparation of estimating and professional services consultant agreements, and review all invoices for accuracy
  • Reading and Interpreting blue prints
  • Reviewing required licensing and permits
  • Provide estimates for lease deals. Review tenant work letters and broker LOD’s for scope of Landlord work to be estimated. Perform site reviews for existing conditions.
  • Tracking and analyzing actual material and labor costs against prepared estimates
  • Preparation of pre-construction budgets

Pre-Development responsibilities:

  • Work closely with Acquisitions and Development to develop preliminary estimates that will be used as part of the property pro-forma.
  • Work with Development and the appropriate architect of record to define the preliminary design on select projects
  • Work with Leasing and Development to determine Vacancy Profile requirements
  • Providing accurate time, cost and labor estimates for new projects and tenant alterations

Due Diligence responsibilities:

  • Work closely with Acquisitions and Development to develop preliminary estimates that will be used as part of the property pro-forma.
  • Work with Development and the appropriate architect of record to define the preliminary design on select projects
  • Work with Leasing and Development to determine Vacancy Profile requirements

Position Requirements:

  • 10 years of Estimating experience in ground-up and renovation construction
  • Knowledge of urban (NYC, Chicago) renovation and historical preservation requirements
  • Knowledge of, and experience in the Due Diligence process
  • Bachelor’s degree in Engineering or Construction Management preferred
  • LEED certification is a plus, but not a requirement
  • Experience with AutoCAD 2016
  • Strong interpersonal and communication skills
  • Leadership skills, able to manage direct reports
  • Ability to work in high pressure, time sensitive situations
